Lynnwood Public Facilities District announces Architecture, Engineering and Development Team

LYNNWOOD โ€“ The Lynnwood Public Facilities Districtย (โ€œThe Districtโ€) announced today the selection of architecture, engineering and project management firms for the redevelopment of 13-acres in Lynnwoodโ€™s city center.

The mixed-use master plan is the largest regional redevelopment underway to transform a small event center and replace a 1960s-era shopping mall and associated acres of asphalt parking into a walkable art, entertainment, cultural, retail and everyday district.  The mixed-use master plan includes an indoor/outdoor expansion of the event center; 100,000 SF of commercial space designed to curate local retail; a center lawn, woonerf street, and outdoor plazas for public programming and everyday use; a privately developed 300 room upscale service hotel;  and approximately 400 units of workforce housing, at 65%-85% area medium income.

โ€œThe vision is to meet both city and county growth management goals while reshaping Lynnwoodโ€™s city center for the community and delivering long-term economic value to the region,โ€ said Janet Pope, Executive Director of The District.ย 

As part of The Districtโ€™s role to create economic benefit, hiring local firms was an important selection consideration. โ€œWe have a cluster strategy for both the redevelopment and our operations that emphasizes local and a circular economy,โ€ remarked Pope. โ€œAs a government agency, our role is not just to grow a vibrant economy but also to focus on hiring local, buying local, and empowering local.โ€

โ€œWe are fortunate to have acclaimed firms in our backyard so there was no need to look elsewhere.  This also meets our goal to develop a district that is uniquely Snohomish and distinctly Lynnwood โ€“ Pacific Northwest authenticity.โ€

The selected firms:

LMN will serve as the lead architecture firm. LMN is known for designing innovative civic and cultural projects across North America, including Seattle Convention Center Summit Building, Cleveland Convention Center & Civic Core, and the Vancouver Convention Centre West. The firm will lead the design for the site, open spaces, streets, community-oriented mixed use development spaces, and the renovation and expansion of the Lynnwood Event Center. Graham Baba Architects will partner with LMN to design indoor and outdoor place-making storefronts that connect people to the surrounding community and nature.

Pine Street Group will serve as the Master Plan Development Advisor, drawing on its experience leading transformative projects that create lasting value for both communities and partners. The firm served as Development Manager for the Seattle Convention Centerโ€™s Summit Building and brings private development expertise to thoughtful, community-oriented projects.

Real Retail has been hired to curate local, Pacific Noethwest retailers, restaurants and experiential businesses that align with the vision.

Coughlin, Porter, Lundeen (CPL), served as the civil engineering consultants for the concept plan and City of Lynnwood Development Agreement and was selected again for schematic and design development. โ€œOpportunities to drive this level of transformation and fundamentally reshape a landscape are unique,โ€ said Bailey Cook, Project Manager.ย  โ€œWe are motivated and inspired to dive deeper into the technical design and help take this catalytic vision off the page and into Lynnwood.โ€ โ€œOur team is particularly excited about the central plaza component of the site and how bringing that to fruition will activate the space while contributing meaningfully to community-focused programming and vibrancy.โ€

The Bachman Group, with over 40 projects completed in and around the Puget Sound region, was hired to direct the procurement of consultant services and serve as The Districtโ€™s project manager. Laura Bachman is overseeing every aspect of the public-private redevelopment from start to finish.

โ€œTogether these firms bring a portfolio of exceptional work that builds community and shapes the future,โ€ concluded Pope. โ€œAs a public agency, now is the right time to be launching this effort to foster economic development, support local businesses, generate jobs for today and tomorrow, and model sustainable, urban renewal while investing in the future.โ€

The new team members will join an existing redevelopment group that has completed the Master Plan Concept Design and executed a City of Lynnwood Development Agreement.  These include  JLL, Poag Development Group, Van Ness Feldman LLP, and Pacifica LLP.

About The District

The Lynnwood Public Facility District (โ€œThe Districtโ€) is a government entity enabled and formed to generate regional economic and community benefits. The District was created in 1999 to construct and operate a regional convention center which opened in April 2005 (The Lynnwood Event Center). Between 2002 -2005 The District assembled 13.01 acres adjacent to the event center, now in the city center subarea growth plan.  The District owns the full site and is the developer of the master plan.  The master plan is the largest, public mixed-use redevelopment project in Snohomish County.
