ARLINGTON — In response to public concern and community questions, the City of Arlington is providing additional information about the development site at 172nd Street and 67th Avenue in the Cascade Industrial Center.

To further clarify the proposed use, Easton Craft, Economic Development Manager for Amazon, provided the following statement on May 19: “Arlington is a great place to live and work, and we value our relationships with city officials and local communities. While terms haven’t been finalized, we’re in the early planning stages for a new operations facility to support customer delivery in the Central and North Puget Sound area.”
“We’re committed to being a good neighbor, and before any new facility launches, we engage with local officials and community members to discuss our operations, answer questions, and learn how we can boost the community’s growth and prosperity. We look forward to sharing more when we can,” said Craft.
To help address recent questions, the City is also providing additional information about the proposed use and how it differs from a typical data center.
The City is currently in discussions with Panattoni Development Company, Inc. regarding Project Cascade. The proposed property is in both Arlington and Marysville city limits. The site is zoned for warehouse and distribution uses, and the proposed project is a warehouse/distribution facility, not a data center. No building permit application has been submitted to the City.
Based on preliminary project information provided to the City by Panattoni Development Company, Inc., the estimated domestic water use for the proposed warehouse/distribution facility would be approximately 44,000 gallons per day. This number may vary depending on factors such as employee staffing levels and landscape watering. Estimated electrical demand for the proposed facility is approximately 9.5 megawatts.
For comparison, according to information provided to the City by Panattoni Development Company, Inc., a data center of approximately 1,000,000 square feet could require more than 400,000 gallons of water per day and more than 300 megawatts of power.
“I appreciate the questions and concern we have heard from community members, especially around sustainable growth including water use, power demand, and whether this proposal is like a data center. We understand It is important that our community has accurate information,” said Mayor Don Vanney.
As with all development projects, City staff are following the requirements and processes established in Arlington’s land use code, including review of traffic mitigation, water and wastewater usage, stormwater compliance with local and state regulations, site preparation, building design components, and any additional environmental impacts that have not already been evaluated as part of the Cascade Industrial Center Subarea.
The public is welcome to ask questions about these projects, and the City will remain transparent as legally possible during the permitting stages, it says.
